Climate and orientation

Snow in January, cool damp monsoons and short mild summers; the design brief is insulation, south facing glazing, pitched roofs and keeping water off the slope. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Steep Himalayan slopes of shale and slate with landslide prone pockets; every plot needs a slope stability check, stepped foundations and engineered retaining walls. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Shimla

Plans are sanctioned by Shimla Municipal Corporation and HP Town and Country Planning (TCP). TCP rules usually restrict hill plots to a limited number of floors with mandatory sloping roofs, slope based setbacks and a ban on building in green belts and core heritage zones. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
