Climate and orientation

Western Malwa railway junction with hot dry summers, breezy nights and a moderate monsoon. Plans that open to the north-east and shade the west with a staircase block suit the plateau sun. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Black soil over basalt murum, medium depth; footings reach firm strata within a few metres and a tied plinth beam is standard practice. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Ratlam

Plans are sanctioned by Ratlam Municipal Corporation with district Town and Country Planning. Residential plots usually follow the MP Bhumi Vikas Rules with small-plot FAR near 1.25 to 1.5 and margins by plot size and road width. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
