Climate and orientation

Humid Ganga plain heat lingers through September with heavy monsoon humidity; generous cross ventilation, roof shading and damp resistant plaster matter more than thick walls. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Soft Ganga alluvium with a high water table and seasonal flooding in the trans Varuna belt; raft foundations and a high plinth are the safe default. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Varanasi

Plans are sanctioned by Varanasi Development Authority (VDA) and Nagar Nigam. VDA generally permits ground plus two or three floors depending on plot area and road width, with special heritage and ghat zone controls near the old city. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
