Climate and orientation

Sangam city sees 45 C in May and a strong humid monsoon that floods the low ghats; shaded west walls and a plinth that clears flood lines guide every plan. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Loamy alluvium between two rivers with a water table that rises sharply in monsoon; isolated footings serve Civil Lines while riverside wards call for raft or deeper work. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Prayagraj

Plans are sanctioned by Prayagraj Development Authority (PDA) and Nagar Nigam. PDA usually allows ground plus two or three floors by plot size and road width; land within the Kumbh mela area and river floodplain is subject to special restrictions. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
