Terai edge humidity and heavy monsoon flooding make drainage and ventilation the priority; a tall plinth, mosquito screened verandahs and anti fungal paints are common requests. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Soft wet alluvium with a very high water table and a known liquefaction risk in seismic zone IV, so raft foundations and a geotech report are strongly advised. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Gorakhpur

Plans are sanctioned by Gorakhpur Development Authority (GDA) and Nagar Nigam. GDA residential plots typically permit ground plus two floors with front setback; construction in Rapti and Rohin floodplains is restricted and needs special clearance. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
