Climate and orientation

Betwa river town an hour from Bhopal, with hot dry summers and a cool winter season popular for building. Low-rise homes with a shaded sit-out facing the garden suit the quiet pace. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Black soil of the Betwa basin over basalt, so footings go to the murum layer and a plinth beam ties the walls against swelling. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Vidisha

Plans are sanctioned by Vidisha Municipal Council with district Town and Country Planning. Permissions usually follow the MP Bhumi Vikas Rules via the municipal council, with low FAR and setbacks proportional to plot size; Betwa flood lines and the Sanchi heritage buffer apply in places.
