QUICK ANSWER

A 150 gaj house plan sits on a 1,350 sq ft plot, most often 30x45 or 27x50 feet, and gives a 3 BHK of 1,000 to 1,150 sq ft on each floor. This is the standard builder floor size in Delhi, Gurgaon, Noida, Faridabad and Ghaziabad, usually built as stilt plus 3 or stilt plus 4 with a lift. Each floor costs Rs 22 to 29 lakh to build in 2026 with standard finishes, and the stilt adds Rs 8 to 10 lakh.

KEY TAKEAWAYS

  • 150 gaj equals 1,350 sq ft; the usual plot is 30x45, which is wide enough for a 3 BHK on every floor.
  • The builder floor pattern puts the stair and lift on one side wall so each floor is an independent flat with its own door.
  • A 3 BHK per floor needs 1,000 to 1,150 sq ft, which 150 gaj delivers after 75 to 90 percent coverage.
  • Stilt plus 3 is the common NCR build; stilt plus 4 is allowed in Delhi and parts of Gurgaon on wider roads.
  • Civil cost in 2026 is Rs 22 to 29 lakh per floor plus Rs 8 to 10 lakh for the stilt and Rs 10 to 14 lakh for a lift.

What a 150 gaj plot gives you

A 150 gaj house plan gives you a full 3 BHK on every floor, a stilt for two or three cars, and enough width for a lift beside the stair. That is why 150 gaj is the plot size builders in Delhi NCR buy first when they want to construct and sell floors. If you own one, you are sitting on the most flexible small plot in north India.

The arithmetic: one gaj is 9 sq ft, so 150 gaj is 1,350 sq ft or about 125 sq m. The most common shape is 30x45 feet. You also see 27x50 in Noida sectors and 25x54 in some Faridabad and Ghaziabad colonies. The 30 feet width is the number that matters, because it lets you put two rooms side by side with a passage between them, which is what a proper 3 BHK needs.

As an urban planner I spend a lot of time on 150 gaj plots because they sit right at the boundary of two bylaw bands in many cities. Plots up to 100 sq m get one set of coverage and setback rules, plots from 100 to 250 sq m get another. At 125 sq m you are in the second band, so the generous 90 percent coverage of a 100 gaj plot does not apply. Expect 75 to 80 percent coverage and a front setback of 1.5 to 3 m.

The builder floor pattern explained

A builder floor is a plot built as stilt plus independent floors, each floor sold or rented as a separate flat with its own entrance from the common stair. The pattern is so common on 150 gaj plots in Gurgaon, South Delhi and Noida that the plan has become almost standard. Here is how it is laid out.

  1. Stilt floor: columns on a grid, two to three car bays, a guard room of 6 x 8 feet, the stair and the lift core on one side wall.
  2. Stair and lift core: 10 to 11 feet wide along the full depth, with the lift of 5 x 6 feet beside a 3.5 feet wide stair. The core takes 120 to 150 sq ft of every floor.
  3. Each upper floor: a front balcony over the stilt, living and dining of 14 x 22 feet, kitchen of 8 x 11 feet, three bedrooms, two or three toilets, and a rear shaft.
  4. Terrace: usually with the top floor or shared, with the overhead tanks over the stair core.

The stair position is the whole trick. Pushing it to one side wall, instead of the centre, keeps the floor plate as one open rectangle so each flat gets a straight run from the front balcony to the rear bedroom. Our post on staircase placement in a house plan compares the side stair with the central stair floor by floor.

Builder floors trade a little privacy for a lot of value. The common stair means you meet your neighbour daily. In return, a 150 gaj owner who builds stilt plus 3 can keep one floor and sell or rent two, which often pays for the whole construction. See the layouts in our rental income house plans collection for how the floors are separated for metering and entry.

FROM THE STUDIO

Fix the lift position on the sanctioned drawing even if you do not install a lift now. Leaving a 5 x 6 feet shaft costs almost nothing in structure, and a builder floor without a lift provision loses 10 to 15 percent of its resale value in NCR.

3 BHK per floor: the 150 gaj layout we draw most

On a 30x45 plot with 80 percent coverage, each floor has about 1,080 sq ft. Take out 130 sq ft for the stair and lift core and you have 950 sq ft of flat. This is the 150 gaj 3 bhk house plan that works.

Room sizes in a 3 BHK builder floor on 150 gaj
RoomSize (feet)Area (sq ft)Position
Living and dining13 x 22286Front, opening onto the balcony
Kitchen8 x 1080Beside dining, window to the shaft
Master bedroom11 x 13143Rear, attached toilet
Bedroom 210 x 12120Middle, window to the shaft or side
Bedroom 310 x 11110Front, beside the living room
Toilets (2)4 x 7 and 5 x 763Back to back on one plumbing wall
Passage and foyer100 to 120Short, between the two rows of rooms
Front balcony4 x 2080Not counted in coverage in most cities

Keeping both toilets on one wall saves a plumbing stack and about Rs 40,000 per floor. Keeping the passage under 120 sq ft is what lets the third bedroom reach 10 x 11 feet instead of shrinking to a store.

When the client wants 4 bedrooms

It is possible at 9 x 10 feet rooms with the living room cut to 12 x 16 feet. We draw it rarely. A 3 BHK with a proper 13 x 22 feet living space rents and sells better than a cramped 4 BHK in every NCR market we have worked in. If you need the fourth room for a parent, consider a servant room on the stilt or a room on the terrace instead.

For a comparison of how this room count sits on a slightly smaller plot, our 1200 sq ft house plan guide shows the 3 BHK at 900 to 1,000 sq ft per floor.

Light and ventilation on a 30 feet wide plot

Builder floors are notorious for dark middle bedrooms. With neighbours built to the boundary on both sides, light comes only from the front, the rear and the shafts. On a 45 feet deep plot, the middle 15 feet is the problem zone.

  • Keep the rear setback as a real 1.5 to 2 m open strip, not a store. The master bedroom window there is your best light source.
  • Make the shaft at least 4 x 6 feet. A 2 x 3 feet shaft is a drain, not a ventilation device.
  • Put the kitchen and both toilets on the shaft so the middle bedroom can take a side window where the bylaw permits one.
  • Use a ventilator strip above the living room door onto the stair core, which brings cross draught through the flat.

The shaft sizes and window placements that work on narrow and medium plots are covered in our guide to natural light and ventilation in house design. On the 150 gaj plots we have visited after handover, the single biggest difference between a happy owner and an unhappy one is the size of that rear shaft.

Floors allowed and the approval route

Delhi allows stilt plus 4 floors on 150 gaj plots where the road is 9 m or wider, under the 2021 unified bylaws, with a height limit of 17.5 m. Gurgaon under Haryana rules allows stilt plus 4 on licensed colony plots after the 2023 revision, though some sectors have fresh restrictions on it, so check the current status for your sector. Noida and Greater Noida allow G+2 or stilt plus 3 under a 15 m cap in most residential sectors. Ghaziabad and Faridabad follow a similar G+3 or stilt plus 3 pattern.

The sanction file for a builder floor is heavier than for a single family house. You need the structural drawing, a soil report, the fire NOC in Delhi for anything above 15 m, and a lift provision shown on the plan. The full sequence, fees and typical timelines are in our guide to the building plan approval process in India.

Decide early whether you want an independent house or a builder floor stack. Our comparison of duplex vs single storey houses covers the family house side, and the pillar on how to choose the right house plan in India covers the decision between living in all of it and renting part of it.

150 gaj house construction cost in 2026

At 2026 NCR rates of Rs 2,100 to 2,700 per sq ft for standard finishes, one floor of 1,080 sq ft costs Rs 22 to 29 lakh. The stilt, with its columns, slab and ramp, adds Rs 8 to 10 lakh. A lift for four stops adds Rs 10 to 14 lakh including the shaft and machine room. Premium finishes, which builder floor buyers in Gurgaon expect, push the per floor cost to Rs 32 to 38 lakh.

150 gaj build cost by configuration (2026, standard finish, NCR)
ConfigurationBuilt-up (sq ft)Civil costAdd for lift
G+1 family house2,100 to 2,200Rs 44 to 58 lakhNot usual
Stilt + 33,200 to 3,300 plus stiltRs 74 to 97 lakhRs 10 to 14 lakh
Stilt + 4 (Delhi, Gurgaon)4,300 to 4,400 plus stiltRs 98 to 128 lakhRs 12 to 16 lakh

Our structural engineer asks for a soil test on every stilt plus 3 or higher in the Yamuna and Hindon belts. The silt there often needs footings 2.5 to 3 m deep instead of the usual 1.5 m, which changes the cost by Rs 2 to 4 lakh. Knowing it before the quote is far better than finding it after excavation.

FROM THE STUDIO

Ask contractors to quote the stilt floor and the lift shaft as separate line items. Both are often hidden inside a per sq ft rate that later turns out to exclude them.

Frequently asked questions

How many square feet is 150 gaj?

150 gaj is 1,350 sq ft, or about 125 sq m. One gaj equals one square yard, which is 9 sq ft. The most common 150 gaj plot shape is 30x45 feet, with 27x50 and 25x54 also found in NCR colonies. After 75 to 80 percent ground coverage you get 1,010 to 1,080 sq ft per floor, which fits a full 3 BHK with a side stair and lift.

Can I build a 3 BHK on each floor of a 150 gaj plot?

Yes, and that is the standard plan. Each floor of about 1,080 sq ft, minus 130 sq ft for the stair and lift core, leaves 950 sq ft for a living and dining of 13 x 22 feet, an 8 x 10 feet kitchen, a master bedroom of 11 x 13 feet, two more bedrooms of 10 x 11 to 10 x 12 feet and two toilets on a shared plumbing wall.

How many floors are allowed on a 150 gaj plot in Delhi and Gurgaon?

Delhi allows stilt plus 4 floors on plots with a 9 m or wider road, with a 17.5 m height cap. Gurgaon allows stilt plus 4 in licensed colonies under Haryana rules, though some sectors have restrictions, so confirm the current status for your sector. Noida, Ghaziabad and Faridabad usually allow G+2 or stilt plus 3 under a 15 m cap.

What does it cost to build a builder floor on 150 gaj in 2026?

With standard finishes at Rs 2,100 to 2,700 per sq ft, each floor of 1,080 sq ft costs Rs 22 to 29 lakh. A stilt plus 3 totals Rs 74 to 97 lakh for civil work, plus Rs 10 to 14 lakh for a lift. Premium finishes expected in Gurgaon take each floor to Rs 32 to 38 lakh. Plot cost, boundary wall and interiors are extra.

Where should the staircase go in a 150 gaj house plan?

Along one side wall, running front to back, with the lift beside it. This keeps each floor as one open rectangle so every flat has an independent door from the common landing and a straight run from the front balcony to the rear bedroom. A central stair splits the floor plate, wastes passage area and makes the independent floor pattern impossible.
