QUICK ANSWER
A 30x40 house plan sits on a 1,200 sq ft plot and, after setbacks, gives roughly 900 to 1,000 sq ft of footprint per floor. On the ground floor that fits a living room, kitchen, one bedroom and car parking. A G+1 plan adds two more bedrooms for a comfortable 3 BHK. Expect 2026 construction cost of Rs 32 to 48 lakh for a G+1 with standard finishes in a tier 2 city.
KEY TAKEAWAYS
- A 30x40 plot is 1,200 sq ft; the buildable footprint after common setbacks is 900 to 1,000 sq ft.
- Ground floor only gives a 2 BHK; G+1 gives a 3 BHK with parking and a small terrace.
- Keep the staircase on a side wall, never in the centre, or every floor loses light.
- 2026 cost for a standard finish G+1 is Rs 32 to 48 lakh in tier 2 cities, more in metros.
- East and north facing 30x40 plots are the easiest to plan for Vastu; south and west need a little care.

What a 30x40 plot actually gives you
A 30x40 house plan works with 1,200 sq ft of land, but you never build on all of it. Most municipal bylaws take 1.5 to 3 m at the front and 1 to 1.5 m at the back, and some cities ask for a side margin as well. What is left is a footprint of about 900 to 1,000 sq ft, which is the real canvas for your ground floor.
That footprint is enough for a living room, a kitchen with utility, one bedroom with attached toilet, a common toilet and a single car bay. It is not enough for all of that plus a second ground floor bedroom. If you need three bedrooms, you are building G+1, and most 30x40 owners do.
The 30 by 40 house design is the most requested size in our Indore studio and across the MakeMyHouse library, mostly because it is the standard plot in colony layouts across Madhya Pradesh, Karnataka and Rajasthan. The width is the key number. Thirty feet lets you place two rooms side by side with a passage, which a 20 or 25 feet plot cannot do comfortably.
FROM THE STUDIO
Before you shortlist any 30x40 plan, confirm whether your plot's 30 feet runs along the road or away from it. A 30 feet frontage and a 40 feet frontage produce completely different layouts.
Three ways to lay out a 30x40 house plan
There is no single best plan for this size. There are three families of layouts, and the right one depends on how many floors you build and whether you want rental income.
Option 1: Ground floor only (2 BHK)
A single storey 30x40 plan gives a compact 2 BHK of 900 to 1,000 sq ft. Living and dining run along one side, two bedrooms along the other, kitchen at the back. Parking takes the front setback. This suits retired couples and anyone who wants a stair free house, with the option to add a floor later if the footing is designed for it from day one.
Option 2: G+1 single family (3 BHK)
This is the layout most families choose. The ground floor keeps living, dining, kitchen, one bedroom and parking. The first floor adds two bedrooms with attached toilets, a family lounge or study, and a small front balcony. Total built-up lands at 1,800 to 2,000 sq ft, which is why many people search for this as a 1200 sq ft house plan and are surprised by the final area.
Option 3: 30x40 duplex plan with rental unit
A 30x40 duplex plan on G+2 keeps the owner's home as a duplex across ground and first floor and places a separate 2 BHK on the second floor with its own staircase access. This adds structure cost, but the rental unit can return Rs 10,000 to 18,000 a month in tier 2 cities in 2026. It needs a FAR of at least 1.5 and sometimes a lift provision, so check both before you commit.
| Layout | Built-up (sq ft) | Bedrooms | Best for | 2026 civil cost (tier 2) |
|---|---|---|---|---|
| Ground floor only | 900 to 1,000 | 2 BHK | Retired couples, stair free living | Rs 17 to 24 lakh |
| G+1 single family | 1,800 to 2,000 | 3 BHK | Growing families, one car | Rs 32 to 48 lakh |
| G+2 duplex plus rental | 2,700 to 3,000 | 3 BHK plus 2 BHK | Rental income, joint families | Rs 50 to 72 lakh |

Room sizes that work on a 30x40 3 BHK plan
People worry that 30 feet is tight. It is not, if you discipline the passage. Our rule in a 30x40 3 BHK plan is one passage, maximum 3'6 wide, running from the entrance to the stair, and every room opening off it. Two passages on a 30 feet plot waste a bedroom's worth of area.
Clear inside dimensions we aim for on this plot size:
- Living plus dining: 12 x 20 feet to 13 x 22 feet as one open space, which feels far larger than two closed rooms.
- Master bedroom: 12 x 13 feet with a 2 feet deep wardrobe wall and a 5 x 8 feet attached toilet.
- Other bedrooms: 11 x 12 feet minimum, so a queen bed and a wardrobe both fit.
- Kitchen: 8 x 10 feet in an L shape, with a 4 x 6 feet utility behind for the washing machine.
- Staircase: 3 feet to 3'6 wide, 10 to 11 feet long run, placed against a side wall.
- Parking: 9 x 17 feet clear, inside the front setback, with the main door offset so a car does not block it.
The parking bay is the one area people under size. A modern SUV is 15 to 16 feet long and you need door swing on at least one side. We go into this in detail in our guide to fitting car parking into a small house plan.
FROM THE STUDIO
On a 30x40 plan, place the common toilet under the staircase landing. It saves 35 to 40 sq ft that would otherwise go to a separate toilet block.
Staircase, light and ventilation on a 1,200 sq ft plot
The staircase decides the quality of a 30x40 house more than any other element. Put it in the middle and you split each floor into two dark halves with a corridor between them. Put it on a side wall near the entrance and every room keeps a window.
Light is the second issue. With setbacks of 1 to 1.5 m on the sides, your side windows face a boundary wall two or three feet away. They give air but little light. So the living room must take light from the front and the kitchen or dining from the rear. If your plan has bedrooms with only side windows, ask for a small internal court or a skylight above the stair.
A 2 x 4 feet skylight above the staircase, with a louvered opening on the terrace, pulls hot air up and out of the house. On our site visits in May we can feel the difference between a 30x40 with a stair shaft and one without.
- Front elevation: large living room window plus the main door, and a balcony above on the first floor.
- Rear: kitchen window, utility door and the first floor bedroom window, all on the back setback.
- Sides: toilet ventilators and bedroom ventilation windows only, placed high for privacy.
- Top: skylight over the stair, and a terrace door that opens toward the breeze direction.
Vastu tips for a 30x40 house plan by facing
Vastu is guidance, not science, and we present it that way. Still, most of our clients ask for it and most 30x40 plots can meet the basics with early planning. Facing decides how easy that is.
30x40 east facing house plan
East facing is the simplest. Entrance in the east or north east part of the front, living room to the east, kitchen in the south east corner at the rear, master bedroom in the south west on the first floor, and the staircase on the south or west side wall. A 30x40 east facing house plan rarely needs compromise, which is why these plots sell at a premium in most colonies. You can browse our east facing house plans to see this on real sheets.
North facing
Also easy. Entrance in the north or north east, open space kept in the north east, kitchen in the south east, water tank in the south west. Keep the toilet out of the north east corner.
South and west facing
These need more care but are fully workable. For south facing, the entrance sits in the south east part of the front wall and the kitchen moves to the south east or north west corner. For west facing, the entrance goes to the north west part of the front and the master bedroom stays in the south west. Our Vastu consultant marks these zones on the plan before any walls are fixed, and our complete Vastu guide for house plans explains the reasoning room by room.
30x40 house construction cost in 2026
Civil construction in 2026 costs roughly Rs 1,800 to 2,400 per sq ft for a standard finish in tier 2 cities such as Indore, Bhopal, Jaipur and Lucknow. In Bangalore, Pune or Hyderabad the same finish is Rs 2,300 to 3,200 per sq ft, and in Mumbai or Delhi higher again. Finishes and city change these numbers, so treat them as a 2026 planning range.
| Finish level | Rate (Rs per sq ft) | Civil cost | With basic interiors |
|---|---|---|---|
| Basic | 1,700 to 1,900 | Rs 32 to 36 lakh | Rs 38 to 44 lakh |
| Standard | 2,000 to 2,400 | Rs 38 to 46 lakh | Rs 46 to 58 lakh |
| Premium | 2,600 to 3,200 | Rs 49 to 61 lakh | Rs 62 to 80 lakh |
A few things push the cost up on this plot size. A G+2 needs a soil test and heavier footings. Black cotton soil, common across Madhya Pradesh and Maharashtra, often needs deeper footings or under reamed piles. Our structural engineer checks the soil report before finalising column sizes, because a wrong assumption here is the most expensive correction on a small plot.

Mistakes we see on 30x40 plans
After reviewing hundreds of 30 by 40 house designs, the same errors appear again and again. Most come from copying a plan drawn for a different plot.
- A central staircase that darkens every floor and eats a passage on each level.
- Two bedrooms on the ground floor and no parking, which fails approval in most cities.
- A 7 feet wide kitchen with the fridge blocking the utility door.
- A toilet in the north east corner, then a late Vastu correction that moves three walls.
- No provision for a future floor, so the footing cannot take a rental unit later.
- Forgetting the overhead tank location, which then lands above the master bedroom and leaks within five years.
Every one of these is cheap to fix on paper and painful to fix in brick. Which is why the order of decisions matters, something we lay out in our guide on how to choose a house plan that fits your plot and family.

Frequently asked questions
How many bedrooms fit in a 30x40 house plan?
A ground floor only 30x40 plan fits 2 bedrooms with a living room, kitchen and parking. A G+1 plan comfortably fits 3 bedrooms, usually one on the ground floor and two above, each with an attached toilet. A G+2 plan can hold a 3 BHK duplex plus a separate 2 BHK rental unit, subject to your city's FAR and height limits.
What is the construction cost of a 30x40 house in 2026?
For a G+1 with about 1,900 sq ft built-up and standard finishes, expect Rs 38 to 46 lakh in civil cost in tier 2 cities in 2026, and Rs 46 to 58 lakh with basic interiors. Metros add 20 to 40 percent. A ground floor only house costs Rs 17 to 24 lakh. Soil type, finishes and city all shift these figures.
Is a 30x40 plot good for a duplex?
Yes, a 30x40 plot is one of the most common duplex sizes in India. A duplex across ground and first floor gives a 3 BHK of 1,800 to 2,000 sq ft with parking. If your FAR allows G+2, you can add a separate rental unit on top. Keep the staircase on a side wall so both floors stay bright.
Which facing is best for a 30x40 house plan?
East and north facing 30x40 plots are the easiest to plan, both for Vastu and for morning light. South and west facing plots are fully workable with an offset entrance and a shaded west wall. Vastu is guidance rather than science, but if it matters to you, decide the facing related zones before any wall is fixed.
How much area is left to build on a 30x40 plot after setbacks?
After typical setbacks of 1.5 to 3 m at the front and 1 to 1.5 m at the rear, a 30x40 plot leaves a footprint of about 900 to 1,000 sq ft per floor. Some cities also require side margins, which can bring it closer to 850 sq ft. Always confirm your local bylaw before finalising a 30x40 house plan.
