QUICK ANSWER

A 30x60 house plan sits on a 1,800 sq ft plot and gives roughly 1,300 to 1,450 sq ft of footprint per floor after setbacks. The plot is twice as deep as it is wide, so rooms line up front to back and the middle goes dark unless you plan a courtyard or light well. One floor gives a large 3 BHK, G+1 gives a 4 to 5 BHK. A 2026 standard finish G+1 costs Rs 50 to 70 lakh in a tier 2 city.

KEY TAKEAWAYS

  • A 30x60 plot is 1,800 sq ft; the buildable footprint after setbacks is 1,300 to 1,450 sq ft per floor.
  • Depth is the problem. Sixty feet of length leaves 20 to 25 feet in the middle with no outside wall.
  • A 10 x 12 feet courtyard or a 6 feet light well in the centre solves light and ventilation for every room.
  • Thirty feet of width fits two cars side by side or one car plus a front garden and the staircase.
  • 2026 cost: Rs 26 to 36 lakh for a single floor 3 BHK, Rs 50 to 70 lakh for a G+1 duplex, tier 2 city rates.

What a 30x60 plot actually gives you

A 30x60 house plan starts with 1,800 sq ft of land, and it is one of the more generous plot sizes in Indian colony layouts. After a front setback of 5 to 10 feet, a rear setback of 5 feet and side margins of 3 to 5 feet that most municipal bylaws ask for at this size, the footprint comes to 1,300 to 1,450 sq ft per floor. That is a large single floor 3 BHK on its own.

The catch is the shape. The plot is twice as deep as it is wide. A 30 feet front is comfortable, but 60 feet of depth means that once you place a living room at the front and a kitchen and bedroom at the back, there are 20 to 25 feet in the middle with no external wall. Without a plan for that middle zone, the dining room and the passage end up with the lights on at noon.

In our Indore studio the 30 by 60 house plan is the size where we stop asking how to fit everything in and start asking how to bring light to the centre. It is also the size where clients begin to want two cars, a proper pooja room, a separate dining room and a guest bedroom on the ground floor, all of which this plot can deliver if the depth is handled well.

FROM THE STUDIO

Ask your layout developer for the approved zoning sheet before you buy a plan. On 1,800 sq ft plots the side setback jumps from zero to 1 m in many cities, and that 3 feet on each side changes every room width.

Three layout families for a 30x60 house plan

The right 30x60 house design depends on how many floors you build and how you deal with the depth. These are the three families we draw most often.

Option 1: Single floor 3 BHK with a rear garden

Use only 45 to 48 feet of the depth for the house and leave 10 to 12 feet at the back as a garden or a service yard. The footprint drops to about 1,150 sq ft, which still holds a living room, dining room, kitchen, three bedrooms and two toilets. The rear rooms now have a real window onto the garden, and the middle zone shrinks to the point where a skylight over the dining room is enough. This is the layout for retired couples and for families who prefer a lawn to a first floor.

Option 2: G+1 duplex, 4 BHK, with a central courtyard

This is the most requested 30x60 duplex house plan. Parking for two cars sits at the front, the living room behind it on one side, and a 10 x 12 feet courtyard open to the sky sits in the middle of the plot with the dining room, kitchen and staircase wrapped around it. One bedroom with attached toilet goes to the rear of the ground floor. Three bedrooms, a family lounge and a balcony fill the first floor. Total built-up lands at 2,600 to 2,900 sq ft.

Option 3: G+2 with a rental or joint family floor

On a 30x60 plot a third floor is easy to justify. The owner keeps a duplex across the ground and first floors, and the second floor becomes a separate 3 BHK of 1,300 sq ft with its own stair access. In 2026 that unit rents for Rs 15,000 to 28,000 a month in tier 2 cities and more in metros. The courtyard still works because it runs the full height as a light shaft. Check FAR, height limits and whether your city asks for a lift above G+2.

G+1 duplex with courtyard2,600 to 2,9004 BHKFamily of five to six, two carsRs 50 to 70 lakh
G+2 with rental floor3,900 to 4,3004 BHK plus 3 BHKRental income, joint familyRs 78 to 105 lakh

If you are torn between two and three floors, our comparison of G+1 versus G+2 house design in India lays out the cost per floor, the lift question and the resale difference.

Solving the dark middle: courtyard or light well

Every deep plot has the same problem and the 30x60 has it worst, because 60 feet is the depth at which a passage from the front door to the back wall becomes a tunnel. There are three ways to fix it, and the first one is the reason this plot size is loved by architects.

  1. A central courtyard of 10 x 12 feet to 12 x 14 feet, open to the sky, with the dining room, kitchen and stair around it. Every room on every floor gets a window onto it. It costs you about 120 to 170 sq ft of floor per level and gives back a house that is bright at noon without a single light switched on.
  2. A light well of 5 x 8 feet to 6 x 10 feet beside the staircase, covered with a polycarbonate or glass roof. It brings light but little breeze. It suits owners who want every square foot of floor and do not mind the trade.
  3. A skylight over the dining room on a single floor plan, plus a rear garden. Cheap and effective on one floor, useless once you add a floor above.

Most 1800 sq ft plot house plan clients begin by refusing to give up floor area to a courtyard and end up thanking us for it. The courtyard is also where the breeze enters, since hot air rises out of it and pulls air in through the front and rear windows. Our post on courtyard house design in India covers the sizes, drainage and privacy details, and our guide to natural light and ventilation in house design explains why the middle of a deep plan needs its own opening.

FROM THE STUDIO

Slope the courtyard floor 1 inch toward a single drain and connect it to the rainwater sump, not the sewer line. On the first heavy monsoon day you will see why.

Room sizes and arrangement along 60 feet

Thirty feet of width, less walls and side setbacks, leaves about 26 to 28 feet inside. That is enough for two rooms side by side with a 3 feet 6 inch passage, or for a 14 feet wide living room beside a 12 feet wide bedroom with no passage at all. Here is how we usually distribute the depth on the ground floor of a 30x60 4 bhk house plan.

Ground floor zones from front to back, 30x60 G+1 duplex with courtyard
ZoneDepth usedWhat goes here
Front setback and parking16 to 18 feetTwo cars side by side or one car plus a lawn, entrance porch
Front block14 to 16 feetLiving room 14 x 16 feet, pooja room 5 x 6 feet, staircase 4 x 12 feet
Courtyard block12 to 14 feetCourtyard 10 x 12 feet, dining 12 x 12 feet beside it, common toilet
Rear block12 to 14 feetKitchen 10 x 12 feet with utility, guest bedroom 12 x 12 feet with attached toilet
Rear setback5 feetUtility yard, overhead tank access, service door

Upstairs the courtyard continues as a void with a railing around it. Three bedrooms of 12 x 14 feet, 12 x 12 feet and 11 x 12 feet take the three corners, a family lounge of 12 x 12 feet opens onto the courtyard, and the balcony sits over the parking. Stack the toilets above the ground floor toilets so one plumbing shaft serves the whole house. Our architects check this stacking on every file because an unstacked toilet means a drain pipe across someone's bedroom ceiling.

Parking and frontage on a 30 feet wide plot

Thirty feet is the first plot width where two cars fit side by side. Two bays of 9 x 16 feet take 18 feet, leaving 12 feet for the entrance steps, a planter and the staircase window. If you own one car, use the other 9 feet as a small front lawn or a covered sit out for the parents, which is what most of our clients in Bhopal and Jaipur choose.

  • Keep the gate at least 10 feet wide for one car and 16 feet for two, with the gate posts outside the car turning line.
  • Place the staircase entry outside the main door line if you plan a rental floor later. Tenants should not pass through your living room.
  • If the road is narrow, under 20 feet, the car needs the full 16 feet of bay depth to turn in. Do not shorten the bay to gain a bigger porch.
  • A covered porch over the parking doubles as the first floor balcony. It is the cheapest covered area in the whole house.

Our collection of house plans with car parking shows how the parking zone changes between 25, 30 and 40 feet frontages.

What a 30x60 house costs to build in 2026

In 2026 standard finish civil work runs Rs 1,800 to 2,400 per sq ft of built-up area in tier 2 cities and Rs 2,200 to 3,000 per sq ft in Pune, Hyderabad and Bangalore. A 30x60 G+1 duplex of 2,750 sq ft therefore costs Rs 50 to 70 lakh in a tier 2 city, and the courtyard adds very little to that because an open court is cheaper than a slab.

The structural engineer on our team points out that a 30x60 house often has longer slab spans across the courtyard, which means slightly heavier beams and about 3 to 5 percent more steel than a solid plan. The compound wall is also longer, 180 running feet against 140 for a 30x40, and that adds Rs 1.5 to 2.5 lakh that first time builders forget.

Soil matters at this size too. Black cotton soil in Madhya Pradesh and Maharashtra can push the foundation cost up by Rs 2 to 4 lakh on a 1,400 sq ft footprint. Vastu notes for a 30x60 house plan

Vastu guidance and a courtyard plan agree with each other more than you might expect. The traditional Indian courtyard house kept the brahmasthan, the centre of the plot, open and light, and a 30x60 house plan with a central court does exactly that. Vastu suggests no column, toilet or staircase in that centre, and good planning says the same because the centre is where you want light, not a wet wall.

A 30x60 east facing house plan places the entrance in the north east part of the east wall, the living room at the front, the kitchen in the south east rear corner, and the master bedroom in the south west, which on a duplex means the rear corner bedroom on the first floor. On a north facing plot the entrance shifts to the north wall and the rest of the logic stays the same. On west and south facing plots the kitchen often moves to the north west and the entrance sits in the auspicious quarter of the front wall.

We present this as Vastu guidance, not as engineering. When a Vastu preference and daylight disagree on a deep plot, keep the window. A bright house with the pooja room a few feet off its ideal corner is a better outcome than a dark one that follows every rule.

Your next step

Decide your floor count, decide whether you will trade 150 sq ft for a courtyard, and confirm the side setback with your local body. Those three decisions settle a 30x60 house plan more than any other. Our pillar guide on how to choose the right house plan in India gives you the full method, and if your plot is a little shorter, the 30x50 house plan guide shows how the same ideas scale down.

Frequently asked questions

How many bedrooms can a 30x60 house plan have?

A single floor 30x60 house plan holds three bedrooms comfortably along with a living room, dining room, kitchen and two to three toilets. A G+1 duplex gives four to five bedrooms, usually one on the ground floor for parents or guests and three or four upstairs. A G+2 plan can hold a 4 BHK duplex for the owner plus a separate 3 BHK rental unit on the top floor.

Does a 30x60 house need a courtyard?

It does not need one, but a courtyard or light well is the best fix for the dark middle that every 60 feet deep plot has. A 10 x 12 feet open court in the centre gives every room a window and pulls a breeze through the house. If you cannot spare the floor area, a 6 x 10 feet covered light well beside the staircase brings light but less air. A single floor plan can use a skylight over the dining room instead.

How much does a 30x60 house cost to build in 2026?

A standard finish 30x60 G+1 duplex of about 2,750 sq ft costs Rs 50 to 70 lakh in tier 2 cities in 2026 and Rs 62 to 85 lakh in metros like Pune, Hyderabad or Bangalore. A single floor 3 BHK on the same plot is Rs 26 to 36 lakh. Add 25 to 40 percent for premium flooring, a modular kitchen, wardrobes and a stone or cladding elevation.

Can two cars park on a 30x60 plot?

Yes. Thirty feet of width is the first common plot size where two cars fit side by side at the front. Two bays of 9 x 16 feet use 18 feet of the frontage and leave 12 feet for the entrance steps and the staircase window. You need a gate of at least 16 feet, and if the road is under 20 feet wide, keep the full 16 feet bay depth so the cars can turn in.

Which facing is best for a 30x60 house plan as per Vastu?

East and north facing 30x60 plots are the easiest to plan as per Vastu guidance, with the entrance in the north east part of the front wall, kitchen in the south east and master bedroom in the south west. A central courtyard matches the Vastu preference for an open, light brahmasthan with no columns or toilets in the centre. West and south facing plots work well too if the entrance sits in the right quarter of the front wall.
