QUICK ANSWER
A farmhouse design in India usually means a low rise house of 1,200 to 3,000 sq ft on 0.5 to 2 acres of farm land, with a deep verandah, a large open living and kitchen, two to four bedrooms and outdoor space for a lawn or pool. Most states allow only a small percentage of the land to be built on, so check land use rules first. Construction cost in 2026 runs Rs 2,000 to 3,500 per sq ft plus site development.
KEY TAKEAWAYS
- Check land use and permitted coverage before buying; many states cap farmhouse built-up at 5 to 10 percent of plot.
- Half an acre is the practical minimum for a weekend farmhouse; working farms need more.
- Deep verandahs, cross ventilation and a sloped roof matter more than a big footprint.
- Budget Rs 2,000 to 3,500 per sq ft for the house plus Rs 8 to 25 lakh for road, water, power and boundary.
- A caretaker room and a store for tools are the two spaces owners forget most.

What a farmhouse design in India should include
A good farmhouse design in India starts outdoors. The house itself is usually 1,200 to 3,000 sq ft, single storey or G+1, and it is built around a verandah, a lawn and the view rather than around room count. Inside, the common pattern is a large open hall and dining with the kitchen attached, two to four bedrooms, and one guest room that can take extra people on weekends.
The second thing a farmhouse needs is service space. A caretaker's room with a toilet, a store for tools, a pump room, and shaded parking for two or three cars. In our Indore studio we see clients draw a lovely house and then add these as sheds later. Plan them in the first sketch. Our guide on how to choose the right house plan for your land and family explains what to look for.
Minimum land and what the rules allow
The minimum land for a farmhouse is set by two things: what you want to do with it and what your state permits. For a weekend farmhouse with a lawn, a small orchard and a 1,500 sq ft house, half an acre (about 21,780 sq ft or 2,000 sq m) works. For a working farm with cattle, a store and a tractor, one to two acres is the realistic start.
Rules differ by state and change often, so treat the points below as a starting checklist and confirm with the local town planning or revenue office. Our urban planner checks the land record, the master plan zone and the road access for every farmhouse project before a single line is drawn.
- Agricultural land usually needs land use conversion (NA or diversion) before a residence is permitted, unless a farmhouse on farm land is specifically allowed
- Many states cap built-up area on farm land at 5 to 10 percent of the plot, with a height limit of one or two floors
- Minimum plot sizes range from about 0.5 acre to 2.5 acres depending on the state and zone
- Some states restrict who can buy agricultural land to existing farmers
- Setbacks from roads, boundaries and water bodies are larger than in city bylaws
Approval generally runs through the gram panchayat or the development authority, sometimes with a no objection from the irrigation or forest department. We cover the paperwork in our post on the building plan approval process and documents you need.
FROM THE STUDIO
Ask for a certified copy of the land record and the zoning certificate before paying the token amount. A beautiful plot in a green belt may never get a house permit.
Three farmhouse layouts we draw most
Farmhouse layout india requests fall into three groups. The size of the house changes, but the logic stays the same: public spaces open to the lawn, bedrooms tucked to the quiet side, service block at the back.
| Type | Land | House size | Rooms | Typical cost |
|---|---|---|---|---|
| Weekend retreat | 0.5 to 1 acre | 1,200 to 1,800 sq ft | 2 BHK, open hall, verandah, caretaker room | Rs 30 to 55 lakh |
| Family farmhouse | 1 to 2 acres | 2,000 to 3,000 sq ft | 3 to 4 BHK, dining pavilion, pool deck, staff block | Rs 55 lakh to 1 crore |
| Working farm home | 2 acres and above | 1,500 to 2,500 sq ft | 3 BHK, office, store, cattle shed, equipment shed | Rs 45 to 80 lakh |
Weekend retreat, about 1,500 sq ft
- Verandah 8 ft deep along the full front, facing the lawn
- Open hall and dining 18x24 ft with a kitchen counter on one side
- Two bedrooms 14x14 ft with attached toilets, both opening to a rear garden
- Caretaker room 10x12 ft with toilet near the gate
- Sloped roof with 3 ft overhangs for sun and rain
Family farmhouse, about 2,500 sq ft
Here we split the house into two wings joined by a covered dining pavilion. One wing has the hall, kitchen and guest room; the other has three bedrooms. The gap between them becomes a courtyard or the pool deck. A G+1 version puts the master bedroom upstairs with a terrace over the verandah. Design details that make a farmhouse comfortable
A farmhouse is used in the heat of May and the rain of August, often without a neighbour's wall to shade it. The design details below do more for comfort than any air conditioner.
- Orient the long side north to south so bedrooms face north or east.
- Keep the verandah at least 8 ft deep. A 6 ft verandah is a corridor, not a sitting space.
- Use a sloped roof over an insulated slab, or a flat roof with a terrace garden. Both cut heat gain.
- Give every room windows on two walls for cross ventilation.
- Raise the plinth 2 to 3 ft above ground. Farm plots flood and have termites and snakes.
- Plan a rainwater tank and a soak pit from day one, since there is no municipal drain.
For material and facade ideas, our guide to courtyard house designs for Indian climates translates well to farmhouses, since both depend on shade and airflow rather than glass.
Farmhouse construction cost in 2026
Farmhouse construction cost in 2026 runs Rs 2,000 to 3,500 per sq ft for the house, higher than a city house of the same finish. The reasons are transport of material to a remote site, labour camps, and the sloped roof and deep verandah that add covered area without adding rooms.
| Item | Range | Notes |
|---|---|---|
| Boundary wall or fencing | Rs 3 to 10 lakh | Depends on perimeter; chain link is cheapest |
| Borewell and water tank | Rs 1.5 to 4 lakh | Deeper bores cost more; add a filter |
| Electricity connection or solar | Rs 1 to 6 lakh | Pole extension charges vary a lot |
| Internal road and parking | Rs 1 to 4 lakh | Paver blocks or gravel |
| Landscaping and lawn | Rs 1 to 5 lakh | Drip irrigation saves water |
| Caretaker room and store | Rs 4 to 8 lakh | Usually 300 to 400 sq ft |
| Pool (optional) | Rs 8 to 20 lakh | Plus Rs 8,000 to 15,000 a month to run |
So a 1,500 sq ft weekend farmhouse that costs Rs 35 lakh to build often needs another Rs 12 to 25 lakh for the land to function. Our post on house construction cost per sq ft across India in 2026 helps you set the base rate for your region.
Mistakes we see in farmhouse projects
- Buying land first and finding out later that the zone does not permit a house
- Building a city style box with no verandah, then adding a tin shed in front
- No caretaker room, so the house sits empty and unmaintained for weeks
- Glass facades facing west, which turn the hall into an oven by 4 pm
- A soak pit sized for a flat, which overflows in monsoon
Most of these cost little to prevent at the drawing stage and Rs 5 to 10 lakh to fix later.

Frequently asked questions
What is the minimum land required for a farmhouse in India?
For a weekend farmhouse, about half an acre (roughly 2,000 sq m) is the practical minimum, enough for a 1,500 sq ft house, a lawn and parking. Several states set legal minimums for a farmhouse on agricultural land, ranging from about 0.5 acre to 2.5 acres, and cap built-up area at 5 to 10 percent of the plot. Confirm with your local planning authority.
Can I build a farmhouse on agricultural land?
In most states, yes, but with conditions. Some allow a farmhouse on farm land directly with limits on size and height. Others require land use conversion (NA or diversion) first. Approvals usually go through the gram panchayat or development authority. Never buy on the promise that permission will come later; get the zoning certificate first.
How much does it cost to build a farmhouse in India in 2026?
The house itself costs Rs 2,000 to 3,500 per sq ft in 2026, so a 1,500 sq ft farmhouse runs Rs 30 to 55 lakh. Add Rs 12 to 25 lakh for boundary wall, borewell, power connection, internal road, caretaker room and landscaping. A pool adds Rs 8 to 20 lakh. Remote sites cost more due to transport and labour.
What size should a farmhouse be?
Most families are happy with 1,200 to 1,800 sq ft for a weekend farmhouse: an open hall and dining, kitchen, two bedrooms with toilets and a deep verandah. Family farmhouses used for longer stays run 2,000 to 3,000 sq ft with three or four bedrooms. Bigger is rarely better; a large empty farmhouse is costly to maintain and secure.
Is a sloped roof or flat roof better for a farmhouse?
A sloped roof with clay tiles or insulated metal sheet gives better heat and rain protection and the classic farmhouse look, but costs 10 to 20 percent more than a flat slab. A flat RCC roof is cheaper and gives a usable terrace. A good compromise is a flat slab over the bedrooms with a sloped roof over the verandah and hall.
