QUICK ANSWER

A Kerala style house plan is built around a steep clay tile roof, a pillared verandah (poomukham) and often a central open courtyard (nadumuttam) in the nalukettu tradition. Typical sizes are 1,500 to 2,500 sq ft on 5 to 10 cents of land, as 3 or 4 BHK. The style suits heavy rain and heat, and costs about Rs 2,200 to 3,200 per sq ft in 2026 because of the roof work.

KEY TAKEAWAYS

  • The sloped roof is the point: 30 to 35 degree pitch, 2 to 3 ft overhangs, clay or ceramic tiles over an RCC or truss base.
  • A nalukettu courtyard needs 2,000 sq ft or more to work; smaller plots use a skylight court instead.
  • Vastu (Thachu Shastra in Kerala) places the courtyard at the centre and the kitchen in the south east.
  • Expect Rs 2,200 to 3,200 per sq ft in 2026; the roof adds 10 to 20 percent over a flat slab house.
  • The style travels well to Tamil Nadu, Karnataka and even Madhya Pradesh if the roof is detailed right.

What makes a house plan Kerala style

A Kerala style house plan is recognised first by its roof. Steep slopes of 30 to 35 degrees, clay tiles, deep overhangs and gable ends with carved vents. Under the roof, the plan follows a few habits: a pillared front verandah called the poomukham, a large hall that often opens to a central courtyard, and bedrooms arranged around it.

The style grew out of climate. Kerala gets 3,000 mm of rain a year and stays humid, so the roof throws water far from the walls and the courtyard pulls hot air up and out. The same Kerala house design works in coastal Karnataka, Goa and any Indian city with heavy monsoon. We have built it in Indore for clients who grew up in Kochi. If you are weighing it against a flat roof plan, our guide on how to choose a house plan for your plot, climate and family sets out the trade offs.

The nalukettu and its courtyard

Nalukettu means four blocks. The traditional nalukettu house plan has four wings around an open central courtyard, the nadumuttam, with a verandah running around it. Rain falls into the courtyard and drains out through a channel. Larger versions with two courtyards are ettukettu, but these are rare today.

A full nalukettu needs space. The courtyard is at least 8x8 ft and the verandah adds 4 ft on each side, so the core alone takes 16x16 ft. In our experience a true nalukettu layout works from about 2,000 sq ft built-up on 7 cents and up. On smaller plots we draw a 6x6 or 8x8 ft skylight court with a glass roof, which gives the light and the feel without the open-to-sky drainage.

FROM THE STUDIO

If you choose an open courtyard, slope its floor toward a 4 inch drain and add a mesh. We have seen more than one nadumuttam turn into a mosquito pond in the first monsoon.

Courtyard planning in general is covered in our post on courtyard house designs that cool Indian homes.

Kerala style 3 BHK and 4 BHK layouts

Most requests we get are for a kerala style 3 bhk house plan on 5 cents (2,178 sq ft of land) or a 4 BHK on 7 to 10 cents. A 5 cent plot can take about 1,400 to 1,600 sq ft on the ground floor. Our guide to 5 cents house plans and what fits on 3 and 10 cents goes deeper into the land math.

3 BHK on 5 cents, about 1,800 sq ft G+1

  • Poomukham (pillared verandah) 6x14 ft at the entrance, with a sit out
  • Living hall 15x18 ft opening to a 6x6 ft skylight court
  • Dining 11x13 ft beside the court, kitchen 10x12 ft with a work area behind
  • Ground floor bedroom 12x14 ft with toilet, pooja near the court
  • Upper floor: master bedroom 14x15 ft and a third bedroom, both with toilets and a balcony under the eave

4 BHK on 8 to 10 cents, about 2,600 sq ft

  • Open nadumuttam 8x8 ft with verandah on three sides
  • Two ground floor bedrooms for parents and guests
  • Separate formal living and family living
  • Kitchen with a work kitchen (adukkala) behind for heavy cooking

A car porch under the extended roof is standard. Some families also ask for a shop near the gate, which our house plans with shop collection covers.

Roof design: the detail that decides everything

A sloped roof house plan lives or dies on the roof detail.

  1. Base: RCC sloped slab (strongest, allows a loft, costs most) or steel truss with purlins (lighter, faster, needs anti-rust paint).
  2. Covering: Mangalore clay tiles (classic, heavy), ceramic or cement tiles (lighter, more colours), or metal sheets with a tile profile (cheapest, noisy in rain unless insulated).
  3. Pitch: 30 to 35 degrees for tiles. Below 25 degrees water creeps under the tile; above 40 the roof looks top heavy.
  4. Overhang: 2 to 3 ft, more on the west and south, to keep rain off the walls and shade windows.
  5. Gables: GRC or wooden louvre vents let hot air out. Keep a bird mesh behind them.
  6. Gutters: half round aluminium or UPVC gutters into a rainwater tank.

Our Vastu consultant notes one roof point from Thachu Shastra, the Kerala building tradition: the main ridge should run east to west, sloping toward the north and east where possible. We treat this as guidance, not a structural requirement.

Tamil, Chettinad and other regional variants

The Kerala house design has cousins across the south. A traditional Tamil house keeps the thinnai (raised platform at the entrance) and the mutram (courtyard) but with a flatter Madras terrace roof. The Chettinad style house plan from Karaikudi goes further: wide pillared verandahs, Athangudi floor tiles, teak pillars and a sequence of courtyards.

Most clients today mix elements: a Kerala roof, a Chettinad verandah, a Tamil thinnai at the door. That works as long as the roof geometry stays simple.

Kerala house construction cost in 2026

Kerala house construction cost in 2026 runs about Rs 2,200 to 3,200 per sq ft for a standard finish, so a 1,800 sq ft 3 BHK costs Rs 40 to 58 lakh. Compared with a flat roof house of the same size, the sloped roof adds 10 to 20 percent, mainly in the RCC slope or truss, the tiles and the eave carpentry.

  • Clay tile on RCC sloped slab: adds Rs 250 to 400 per sq ft of roof area
  • Truss and ceramic tile: adds Rs 180 to 300 per sq ft of roof area
  • Metal tile profile sheet: adds Rs 100 to 180 per sq ft of roof area
  • Teak pillars and handrails: Rs 1.5 to 4 lakh for a typical 3 BHK

Outside Kerala, tiles and skilled roof carpenters have to be brought in, so the premium rises. Our structural team checks the roof load early because a clay tile roof on RCC is heavy and changes the column design. Frequently asked questions

What is a nalukettu house plan?

A nalukettu is a traditional Kerala house plan with four wings arranged around an open central courtyard called the nadumuttam, with a verandah running around it. Rain falls into the courtyard and drains out. It needs about 2,000 sq ft of built-up area and 7 cents or more of land to work properly. Smaller houses use a covered skylight court instead.

How much does a Kerala style house cost to build in 2026?

About Rs 2,200 to 3,200 per sq ft for a standard finish in 2026, so a 1,800 sq ft 3 BHK costs roughly Rs 40 to 58 lakh. The sloped tile roof adds 10 to 20 percent over a flat roof house. Teak pillars, laterite walls and Athangudi tiles push the cost higher. Outside Kerala, add for transporting tiles and skilled roofers.

Can I build a Kerala style house in 5 cents?

Yes. A 5 cent plot is 2,178 sq ft, and Kerala rules allow about 1,400 to 1,600 sq ft on the ground floor. A G+1 Kerala style 3 BHK of 1,700 to 1,900 sq ft fits well, with a pillared verandah, a skylight court, one ground floor bedroom and two upstairs. A full open nalukettu courtyard is tight at this size.

What roof pitch is right for a Kerala house?

Use 30 to 35 degrees for clay or ceramic tiles. Below 25 degrees, wind driven rain works under the tiles; above 40 degrees the roof looks heavy and costs more. Keep overhangs of 2 to 3 ft, deeper on the west and south, and run the main ridge east to west, which is both practical for sun and in line with Thachu Shastra guidance.

Is Kerala style house design suitable outside Kerala?

Yes, especially in coastal Karnataka, Goa, Maharashtra's Konkan and any city with heavy monsoon. The sloped roof and deep overhangs handle rain and heat well. In dry cities like Indore or Jaipur it still works, though a covered skylight court is better than an open courtyard. Budget 10 to 15 percent extra for tiles and roofers brought from outside.
