Interior design cost per sq ft in 2026: the short answer
In 2026, interior design cost per sq ft in India sits in three broad bands. Basic work with laminate finishes and essential furniture costs Rs 900 to 1,400 per sq ft. A standard package with better hardware, false ceilings in the main rooms and a full modular kitchen costs Rs 1,500 to 2,400. Premium work with veneer or PU finishes, stone, designer lighting and custom furniture starts at Rs 2,500 and can cross Rs 4,500 per sq ft.
These rates are on carpet area, for a finished home with woodwork, ceilings, lighting, painting and loose furniture. Civil changes, flooring replacement and appliances sit outside them.
In our Indore studio the most common question is not the rate but what the rate covers. Two quotes at Rs 1,800 per sq ft can differ by Rs 4 lakh on a 2 BHK once you compare the ply grade, the hardware brand tier and whether the false ceiling is in every room or only the hall. This guide sets out the numbers and the inclusions so you can compare quotes properly. For the wider design process, start with our pillar guide to home interior design in India.
Basic, standard and premium: what each level includes
| Item | Basic (Rs 900 to 1,400) | Standard (Rs 1,500 to 2,400) | Premium (Rs 2,500 to 4,500+) |
|---|---|---|---|
| Plywood | Commercial MR grade | BWR or BWP, branded | BWP marine, branded, with warranty |
| Finish | Laminate | Laminate plus acrylic or membrane shutters | Veneer, PU paint, glass, back painted glass |
| Hardware | Local or entry level | Mid tier branded soft close | Premium imported soft close, tandem boxes |
| Kitchen | Straight or L, laminate, basic accessories | L or U, tall unit, 3 to 4 accessories | Island or parallel, full accessories, quartz top |
| Wardrobes | Laminate, 2 bedrooms | All bedrooms, lofts, sliding option | Walk in or floor to ceiling, internal lighting |
| False ceiling | Hall only, simple gypsum | Hall, dining and master, cove lighting | All rooms, layered, wooden or metal accents |
| Lighting | Panel lights | Profile lights, pendants in dining | Designer fixtures, automation ready |
| Painting | Emulsion | Premium emulsion, one feature wall | Texture, wallpaper, wood panelling |
| Loose furniture | Sofa, beds, dining basic | Branded or custom mid range | Custom designed, upholstered, imported fabrics |
The jump from basic to standard is mostly in materials that last: BWR ply instead of commercial, soft close hardware, and kitchen accessories that actually get used. The jump from standard to premium is mostly in finishes you see: veneer, stone, lighting and furniture.
Our construction management expert prices every quote on measured running feet and square feet of each item, not on a flat per sq ft rate, because a flat rate hides what is included. We then convert it to per sq ft only to help clients compare.
1 BHK, 2 BHK and 3 BHK interior cost tables
Carpet areas below are typical for Indian flats and small independent homes. If your home is larger, scale by area; the per sq ft rate drops slightly as area goes up because the kitchen is a fixed cost.
| Home | Carpet area | Basic | Standard | Premium |
|---|---|---|---|---|
| 1 BHK | 450 to 550 sq ft | Rs 4.5 to 7 lakh | Rs 7.5 to 12 lakh | Rs 13 to 22 lakh |
| 2 BHK | 800 to 950 sq ft | Rs 8 to 12 lakh | Rs 13 to 22 lakh | Rs 22 to 40 lakh |
| 3 BHK | 1,100 to 1,300 sq ft | Rs 11 to 17 lakh | Rs 18 to 29 lakh | Rs 30 to 54 lakh |
| 3 BHK independent house | 1,500 to 1,800 sq ft | Rs 14 to 23 lakh | Rs 24 to 40 lakh | Rs 40 to 75 lakh |
1 BHK interior cost
A 1 BHK interior cost is kitchen heavy. The modular kitchen alone can be 30 to 35 percent of the total because it does not shrink much with the flat. A single wardrobe, a TV unit, a bed and a small false ceiling complete the package. Rs 6 to 8 lakh buys a sound standard 1 BHK in most tier 2 cities.
2 BHK interior design cost
A 2 BHK interior design cost of Rs 13 to 18 lakh at standard level is the most common project we execute. That buys a full L shaped kitchen with tall unit, wardrobes with lofts in both bedrooms, a TV unit, false ceiling with cove lighting in the hall and master bedroom, a crockery unit, and painting with one feature wall. Loose furniture adds Rs 2 to 4 lakh on top.
3 BHK interior cost
For a 3 BHK we have a dedicated breakdown in our post on what a 3 BHK interior costs in India. The short version: Rs 18 to 29 lakh standard, with the third bedroom often done as a study or guest room at a lower spec to hold the budget.
Where the money goes: item by item
- Modular kitchen: Rs 1,400 to 2,200 per sq ft of kitchen floor area at standard level, or Rs 1.8 to 4 lakh for a typical 90 to 110 sq ft kitchen. Our guide to modular kitchen layouts and sizes explains how the shape changes the price.
- Wardrobes: Rs 1,200 to 2,000 per sq ft of shutter area for laminate, Rs 2,500 to 4,000 for veneer or PU. A 7x8 ft wardrobe with loft costs Rs 85,000 to 1.6 lakh at standard level.
- False ceiling: Rs 75 to 140 per sq ft for plain gypsum, Rs 150 to 250 for layered designs with cove. See false ceiling types and costs for the full range.
- TV unit and crockery unit: Rs 40,000 to 1.5 lakh each depending on size and finish.
- Lighting: Rs 40 to 120 per sq ft of carpet area for fixtures and profile lights, excluding wiring changes.
- Painting: Rs 18 to 35 per sq ft of wall area for premium emulsion, Rs 60 to 150 for texture or wallpaper on feature walls.
- Loose furniture and soft furnishings: 12 to 20 percent of the total in most homes.
Kitchen, wardrobes and false ceiling together are 55 to 65 percent of almost every budget we see. If a quote looks cheap, check these three first.
FROM THE STUDIO
Ask for the ply brand, the ply grade (MR, BWR or BWP) and the hardware brand in writing on every item. We have seen Rs 1,600 per sq ft quotes that used commercial ply and Rs 1,600 quotes that used BWP. They are not the same product.
City differences in 2026
| City group | Standard rate per sq ft | Why |
|---|---|---|
| Mumbai, Delhi NCR, Bangalore | Rs 1,900 to 2,800 | Labour Rs 900 to 1,200 per day, transport, parking, society rules |
| Pune, Hyderabad, Chennai, Ahmedabad | Rs 1,700 to 2,500 | Labour Rs 700 to 1,000 per day, good material access |
| Indore, Bhopal, Jaipur, Lucknow, Nagpur | Rs 1,500 to 2,200 | Labour Rs 600 to 850 per day, slightly higher material freight |
| Smaller towns | Rs 1,300 to 2,000 | Cheaper labour, fewer branded options, more transport |
Material prices are fairly uniform across India because ply, laminate and hardware are national brands. What changes is labour, site access and how long the society allows work. A Mumbai flat on the 14th floor with 10 am to 6 pm work hours and no lift access for material costs 20 to 30 percent more to execute than the same design in a ground floor Indore home.
If you are in Madhya Pradesh, our home design services in Indore page lists what we deliver locally, including factory finished modular work that cuts site time.
Interior designer charges per sq ft: fees versus execution
Interior designer charges per sq ft are separate from the cost of doing the work, and quotes often blur the two. There are three common models.
- Design fee only: Rs 40 to 150 per sq ft of carpet area for concept, 3D views, drawings and material selection. You then hire your own contractor. Good if you have a trusted carpenter.
- Percentage of project: 8 to 12 percent of the execution value, charged as the designer supervises the work. Common for premium projects.
- Design and build: one price per sq ft that includes design, 3D and execution. Simplest to manage; make sure the design portion is listed so you know what you are paying for.
A 3D view before work starts is worth paying for at any level. It removes the most expensive kind of change: the one made after the carpenter has cut the ply. Our 3D visualisation service is included in every design and build package we quote.
How to keep the cost per sq ft down without regret
- Spend on the kitchen and wardrobes, save on the TV unit and decor. The first two are used daily for 15 years.
- Use BWR ply with laminate everywhere and reserve veneer or PU for one or two visible shutters.
- False ceiling only in the hall and master bedroom; a well painted flat ceiling with good lights is fine elsewhere.
- Keep plumbing and electrical points where they are. Moving them adds civil work and delays.
- Buy loose furniture after the fixed work is done, not before; you will choose better once the room exists.

Frequently asked questions
What is the interior design cost per sq ft in India in 2026?
In 2026 the interior design cost per sq ft in India is about Rs 900 to 1,400 for basic, Rs 1,500 to 2,400 for standard and Rs 2,500 to 4,500 or more for premium, measured on carpet area. The rate covers woodwork, false ceiling, lighting, painting and basic loose furniture. Civil work, flooring replacement and appliances are extra. Metros add 15 to 30 percent.
How much does a 2 BHK interior cost in 2026?
A 2 BHK of 800 to 950 sq ft carpet costs Rs 8 to 12 lakh for a basic package, Rs 13 to 22 lakh for standard and Rs 22 to 40 lakh for premium in 2026. The standard range buys a full L shaped modular kitchen, wardrobes with lofts in both bedrooms, a TV unit, false ceiling with cove lights in the hall and master bedroom, and painting.
What do interior designers charge per sq ft for design only?
Design only fees run Rs 40 to 150 per sq ft of carpet area in 2026, covering concept, 3D views, working drawings and material selection. Some designers charge 8 to 12 percent of the project value instead, especially when they supervise execution. Design and build firms fold the fee into a single per sq ft rate, so ask for it to be listed separately.
Why do interior quotes with the same per sq ft rate differ so much?
Because a per sq ft rate hides the inclusions. Two Rs 1,800 quotes can differ in ply grade (commercial versus BWP), hardware tier, whether false ceiling covers one room or four, the number of kitchen accessories, and whether loose furniture is included. Always compare item wise quotes with brand and grade written against every line.
Which items take the largest share of an interior budget?
The modular kitchen, wardrobes and false ceiling together take 55 to 65 percent of a typical Indian home interior budget. The kitchen alone is 20 to 30 percent, more in a 1 BHK. Loose furniture and soft furnishings are 12 to 20 percent. Lighting, painting, TV and crockery units make up the rest. Cut decor before you cut kitchen or wardrobe quality.
