QUICK ANSWER
A 5 cents house plan uses 2,178 sq ft of land, since one cent is 435.6 sq ft. That is the most common plot size for an independent house in Kerala and in much of Tamil Nadu. After setbacks you get 1,300 to 1,500 sq ft of footprint, enough for a 3 BHK of 1,400 to 1,800 sq ft on one or two floors with a sit-out, a work area behind the kitchen and a car porch. Civil cost in 2026 is Rs 32 to 48 lakh with standard finishes.
KEY TAKEAWAYS
- One cent is 435.6 sq ft, so 5 cents is 2,178 sq ft, 3 cents is 1,307 sq ft and 10 cents is 4,356 sq ft.
- A 5 cent plot gives 1,300 to 1,500 sq ft of footprint after the 1.5 to 3 m setbacks Kerala and Tamil Nadu rules require.
- The Kerala plan has rooms the north does not: a sit-out, a work area behind the kitchen and often a nadumuttam courtyard.
- Sloped roofs with clay or concrete tiles cost 15 to 25 percent more than a flat slab but handle 3,000 mm of rain far better.
- Civil cost in 2026 is Rs 32 to 48 lakh for 1,400 to 1,800 sq ft; Kerala labour rates are among the highest in India.

What 5 cents of land gives you
A 5 cents house plan gives you a 3 BHK of 1,400 to 1,800 sq ft with a sit-out in front, a work area behind the kitchen, a car porch and a small garden or well in the remaining land. That is the plan most families in Kerala and Tamil Nadu are picturing when they search for this size, and it fits.
The unit first. A cent is one hundredth of an acre, which is 435.6 sq ft or 40.47 sq m. Five cents is therefore 2,178 sq ft, which is roughly a 40x54 feet plot, though plots in Kerala are rarely neat rectangles. Land in Kerala and the southern districts of Tamil Nadu is still sold in cents, while the rest of India uses sq ft, gaj or marla. Our architects convert every cent plot to sq ft before drawing, because the setback rules are written in metres.
In our studio most 5 cent enquiries come from Thrissur, Kochi, Kottayam, Kozhikode, Palakkad and from Tamil Nadu towns such as Coimbatore, Madurai and Tirunelveli. A good number are from families working in the Gulf who want the house ready for a return in two or three years. The brief is almost always the same: a traditional looking house with modern rooms, a sloped roof, and space for a car and a well.
| Plot | Area (sq ft) | Approximate rectangle | Typical house | Floors |
|---|---|---|---|---|
| 3 cents | 1,307 | 30x44 feet | 2 BHK of 900 to 1,100 sq ft | G or G+1 |
| 5 cents | 2,178 | 40x54 feet | 3 BHK of 1,400 to 1,800 sq ft | G+1 with ground floor master |
| 7 cents | 3,049 | 45x68 feet | 3 to 4 BHK of 1,800 to 2,400 sq ft | G+1 |
| 10 cents | 4,356 | 60x72 feet | 4 BHK villa of 2,400 to 3,200 sq ft | G+1 with courtyard |
Setbacks and rules in Kerala and Tamil Nadu
The Kerala Municipality Building Rules and the Kerala Panchayat Building Rules both apply to 5 cent plots depending on where the land sits. For a residential building up to two floors, the common requirements are a front setback of 3 m from the road boundary, a rear setback of 1.5 to 2 m, and side setbacks of 1 to 1.2 m, with ground coverage capped at 65 to 70 percent in most municipal areas. Panchayat areas are a little more relaxed on coverage. Confirm with your local body, since several municipalities have their own schedule.
Tamil Nadu follows the Tamil Nadu Combined Development and Building Rules of 2019, which for a plot of this size and a house up to G+1 ask for a front setback of 1.5 to 3 m depending on road width, rear 1.5 m and sides 1 to 1.5 m. Coverage and FSI are more generous than Kerala in most towns.
- On a 40x54 feet 5 cent plot in Kerala, the setbacks leave a footprint of about 33 x 40 feet, which is 1,300 to 1,350 sq ft.
- The same plot in a Tamil Nadu town leaves 1,400 to 1,500 sq ft because the front setback is often smaller.
- Any well, septic tank and soak pit must keep bylaw distances from the boundary and from each other, which eats the rear corners of the plot.
The urban planner on our team checks three Kerala specific items on every plan: the distance of the well from the septic tank (7.5 m is the usual minimum), the roof drainage direction so water does not go onto the neighbour, and the coastal or wetland zone status of the plot, which can stop a build entirely. Our general guide to the building plan approval process in India covers the common documents; local panchayat and municipal steps differ slightly.
FROM THE STUDIO
Ask the local body for a possession certificate and the latest land tax receipt before you commission drawings. In Kerala, paddy land and wetland reclassification issues stall more house plans than any bylaw.
Kerala style rooms the plan must include
A 5 cent house plan in Kerala has a room list that is different from a north Indian 3 BHK, and clients notice at once when an architect misses it. Here is what we include.
- Sit-out or verandah: 6 to 8 feet deep across part of the front, under the main roof. This is where guests are received and where the family sits in the evening.
- Living and dining as a single long room, 12 to 14 feet wide, often with a step or a half wall between them.
- Kitchen of 10 x 12 feet with a work area of 7 x 10 feet behind it for the grinder, washing and the gas cylinder. The work area is open to the rear setback through a grille.
- A store room of 5 x 7 feet, which Kerala kitchens use for rice and provisions.
- Three bedrooms, with the master on the ground floor for parents, each with an attached toilet; Kerala plans rarely have a common toilet.
- A prayer space or pooja room near the dining, usually facing east.
- An upper living room or family room on the first floor, opening onto a balcony under the sloped roof.
The nadumuttam, the open central courtyard of the old nalukettu houses, comes back in a smaller form in many of our 5 cent plans. A 6 x 8 feet court with a glass or grille roof lets light into the dining and keeps the house cool. Our post on courtyard house design in India covers how a court this small still changes the temperature inside.
Tamil Nadu and Chettinad notes
Tamil Nadu plans swap the sit-out for a thinnai, a raised seating platform at the entrance, and often ask for a mutram or inner court in the Chettinad pattern. The kitchen and a separate pooja room matter more than the work area, and flat roofs with a parapet are more common than sloped tiles once you move inland from the coast.
A 5 cents 3 BHK layout that works
On a 40x54 feet 5 cent plot in a Kerala municipality, the footprint is about 1,330 sq ft. We draw a G+1 of 1,700 to 1,800 sq ft with a ground floor of 1,250 sq ft and a first floor of 500 to 550 sq ft under the sloped roof.
| Room | Size (feet) | Area (sq ft) | Floor |
|---|---|---|---|
| Sit-out | 7 x 14 | 98 | Ground |
| Living | 12 x 15 | 180 | Ground |
| Dining | 12 x 12 | 144 | Ground |
| Kitchen | 10 x 12 | 120 | Ground |
| Work area | 7 x 10 | 70 | Ground, semi open |
| Store | 5 x 7 | 35 | Ground |
| Master bedroom with toilet | 12 x 14 plus 5 x 8 | 208 | Ground |
| Bedroom 2 with toilet | 11 x 13 plus 5 x 7 | 178 | First |
| Bedroom 3 with toilet | 11 x 12 plus 5 x 7 | 167 | First |
| Upper living and balcony | 12 x 14 plus 5 x 12 | 228 | First |
| Stair and passages | 160 to 180 | Both | |
| Car porch | 10 x 18 | 180 | Ground, usually not in coverage |
The stair goes against a side wall from the dining, which keeps the living room formal and gives the first floor its own small lobby. The car porch sits in the front setback where rules allow an open porch, and the well and septic tank take opposite rear corners.
For a single floor version, the same 1,330 sq ft footprint fits a tight 3 BHK with 10 x 11 feet bedrooms and no upper living. We suggest it only for families who do not want stairs at all; a G+1 gives much better rooms for about 20 percent more cost.
Sloped roofs, rain and the Kerala elevation
Kerala gets 2,500 to 3,500 mm of rain a year, and a flat RCC slab that is fine in Indore leaks in Kottayam within a few monsoons. The traditional answer is a sloped roof, and it is still the right one. There are three common ways to build it.
| Roof type | Cost over flat slab | Life | Notes |
|---|---|---|---|
| Sloped RCC slab with clay tiles laid on it | 15 to 25 percent | 40 plus years | The standard Kerala roof today; tiles are decorative over a waterproofed slab |
| Truss roof with clay or concrete tiles | 10 to 20 percent | 25 to 40 years | Lighter, cooler, needs a ceiling below |
| Flat slab with sloped parapet feature | 0 to 5 percent | 25 to 30 years | Looks Kerala style from the road but needs careful waterproofing |
The sloped slab with tiles is what we recommend for most 5 cent plots. It gives the look, it drains properly and the first floor rooms under it stay cooler than under a flat slab. Deep overhangs of 2 to 3 feet protect the walls, and the sit-out and balcony tuck under the same roof. Our guide to terrace and roof design ideas compares the maintenance each roof type needs.
Facing matters here too. Vastu guidance, which we present as guidance and not as science, places the main door on the east or north and the kitchen in the south east. Most Kerala plots face east or west onto a road, and the sit-out naturally goes on the road side. Our east facing house vastu plan covers the door positions in detail. Ready plans by direction are at east facing house plans.
5 cent house construction cost in 2026
Kerala has some of the highest construction labour rates in India, and material costs are pushed up by river sand restrictions and the long transport for steel and cement. In 2026, a standard finish house in Kerala costs Rs 2,200 to 2,800 per sq ft, which puts a 1,400 to 1,800 sq ft house at Rs 32 to 48 lakh. Tamil Nadu towns run 10 to 15 percent lower.
| Finish | Kerala rate | Total | Includes |
|---|---|---|---|
| Basic | Rs 1,900 to 2,200 | Rs 32 to 37 lakh | Vitrified tiles, flat slab, flush doors |
| Standard | Rs 2,200 to 2,800 | Rs 37 to 48 lakh | Sloped tiled roof, teak main door, granite kitchen |
| Premium | Rs 2,900 to 3,600 | Rs 49 to 61 lakh | Full teak joinery, laterite cladding, wood ceiling at the sit-out |
The well is a Kerala specific line item. An open well of 4 to 5 m depth with a ring lining costs Rs 60,000 to 1.2 lakh. Add a rainwater harvesting tank, which Kerala rules require for new houses in most local bodies, at Rs 40,000 to 80,000. The septic tank and soak pit are another Rs 50,000 to 80,000.
The per sq ft logic and how it moves between states is explained in our pillar on house construction cost per sq ft in India for 2026. For the bigger decision of area against budget, read our guide on how to choose the right house plan in India before you fall for a 3D render of a house that is 300 sq ft bigger than you need.
FROM THE STUDIO
Insist on a separate quote for the roof. Contractors in Kerala often quote a flat slab rate per sq ft and then add the sloped roof and tiles as an extra of Rs 4 to 7 lakh after the agreement is signed.
3 cents and 10 cents: the smaller and larger versions
A 3 cent house plan has 1,307 sq ft of land and about 800 to 900 sq ft of footprint after setbacks. It fits a 2 BHK of 900 to 1,100 sq ft as G+1, with a smaller sit-out and the work area folded into the kitchen. The car usually parks in the front setback. This is the size for young families and for plots carved out of a family compound.
A 10 cent house plan has 4,356 sq ft of land and lets you build a real villa. We draw a 4 BHK of 2,400 to 3,200 sq ft with a full nadumuttam courtyard, a two car porch, a separate guest room and a garden big enough for coconut and mango trees. Many clients add a small outhouse for a driver or caretaker. See our villa and bungalow house plans for this range.
- 3 cents: 2 BHK, G+1, car in the setback, Rs 20 to 30 lakh in 2026.
- 5 cents: 3 BHK, G+1, car porch, well and small garden, Rs 32 to 48 lakh.
- 10 cents: 4 BHK villa, courtyard, two car porch, outhouse, Rs 65 lakh to 1 crore.

Frequently asked questions
How many square feet is 5 cents of land?
Five cents is 2,178 sq ft, or about 202 sq m. One cent is one hundredth of an acre, which is 435.6 sq ft. A 5 cent plot is roughly a 40x54 feet rectangle, though plots in Kerala and Tamil Nadu are often irregular. After setbacks you get 1,300 to 1,500 sq ft of footprint, enough for a 3 BHK of 1,400 to 1,800 sq ft on one or two floors.
Can I build a 3 BHK on a 5 cent plot?
Yes, comfortably. A G+1 of 1,700 to 1,800 sq ft fits a sit-out, living, dining, kitchen with work area and store, a ground floor master bedroom with attached toilet, two first floor bedrooms with toilets and an upper living room with a balcony. A single floor 3 BHK also fits in the 1,330 sq ft footprint but with smaller rooms and no upper living.
What does it cost to build a house on 5 cents in Kerala in 2026?
A standard finish G+1 of about 1,700 sq ft costs Rs 37 to 48 lakh in Kerala at Rs 2,200 to 2,800 per sq ft, including a sloped tiled roof. Basic finishes bring it to Rs 32 to 37 lakh, premium finishes with teak joinery take it to Rs 49 to 61 lakh. Add Rs 1.5 to 2.8 lakh for the well, rainwater tank and septic system. Tamil Nadu towns are 10 to 15 percent cheaper.
What are the setback rules for a 5 cent plot in Kerala?
Under the Kerala Municipality Building Rules, a house up to two floors usually needs a 3 m front setback from the road boundary, 1.5 to 2 m at the rear and 1 to 1.2 m on each side, with ground coverage capped at 65 to 70 percent. Panchayat areas are slightly more relaxed. The well must be at least 7.5 m from the septic tank. Confirm with your local body as schedules vary.
Is a sloped roof necessary for a 5 cents house plan in Kerala?
Not legally, but it is strongly advised. Kerala receives 2,500 to 3,500 mm of rain a year and flat slabs tend to leak within a few monsoons. A sloped RCC slab with clay tiles costs 15 to 25 percent more than a flat slab, drains properly, keeps upper rooms cooler and gives the traditional look most families want. Inland Tamil Nadu towns with less rain use flat roofs more often.
