QUICK ANSWER
A rental house plan splits one plot into an owner portion and one or more tenant portions, each with its own entry, meter and toilet. The common formats are two portions on one floor, owner on top with tenants below, or G+2 on a stilt. In 2026 a well planned 30x40 rental house in a tier 2 city returns 3 to 4 percent of construction cost per year.
KEY TAKEAWAYS
- Separate entry, separate electricity meter and a lockable owner zone are the non negotiables of a rental house plan.
- Two 1 BHK units usually rent for more combined than one 2 BHK of the same area.
- Put the owner on the top floor with a private stair, tenants below with the common stair.
- Expect 3 to 4 percent gross yield on construction cost in tier 2 cities, up to 5 percent near colleges.
- Check FAR, ground coverage and parking rules before you count floors.

What a good rental house plan looks like
A rental house plan is a layout where the owner lives in one part of the building and rents the rest. The best versions give every portion its own entry door, electricity meter, toilet and kitchen, and no shared wall with the owner's bedroom. If any of those is missing, tenants leave early.
In our Indore studio this request comes from retired couples who want rent to cover monthly expenses, and from young families who want a tenant to pay part of the EMI. The couple needs a small, lift friendly unit; the family needs a full 3 BHK on top.
Before fixing the number of units, read how to choose a house plan that fits your plot and family. The same rules about setbacks and light apply, with one extra question: can every portion be locked and metered on its own?
FROM THE STUDIO
Draw the meter board and the tank split on the plan from day one. Adding them after the slab is poured costs three times more.
Three formats that work on Indian plots
Two portions side by side
This two portion house plan suits a wide plot like 40x60 or 50x60. The plot splits down the middle with a shared wall. Each half gets a 2 BHK, its own front door and parking bay. It is the simplest rental income house design to build and to sell later.
Owner on top, tenant below
This owner and tenant house plan is the most common on 30x40 and 30x50 plots. The ground floor has one or two rental units, the first floor is the owner's home, and the second floor adds owner rooms or a terrace. The owner gets privacy and no footsteps overhead; tenants get ground access.
Stilt plus three floors of units
Where bylaws permit, a G+2 rental house plan on stilts gives parking below and six to eight compact units above. The owner keeps the top floor. It is the highest yield format and the one with the most approval conditions, so our urban planner checks the FAR and height cap before we draw a sketch.
The choice between the second and third format is the old question of one more floor or not, G+1 against G+2. Rental plans push you toward G+2 because every extra unit improves the maths, but the lift and structure cost more.
Rental house plans by plot size
The table shows what we normally fit on each common plot when the brief is rental income, assuming tier 2 city setbacks and about 65 percent ground coverage.
| Plot | Floors | Owner portion | Rental units | Approx cost |
|---|---|---|---|---|
| 20x30 (600 sq ft) | G+2 | 1 BHK top | 2 x studio | Rs 22 to 30 lakh |
| 20x40 (800 sq ft) | G+2 | 2 BHK top | 2 x 1 BHK | Rs 30 to 40 lakh |
| 30x40 (1,200 sq ft) | G+2 | 3 BHK top | 2 x 1 BHK per floor | Rs 48 to 65 lakh |
| 30x50 (1,500 sq ft) | G+2 | 3 BHK top | 2 x 2 BHK | Rs 60 to 80 lakh |
| 40x60 (2,400 sq ft) | G+1 or G+2 | 3 BHK duplex | 4 x 1 BHK | Rs 90 lakh to 1.3 crore |
The 30x40 plot is the sweet spot: two proper 1 BHK rental units per floor and a comfortable 3 BHK for the owner. Our 30x40 house plan collection has rental variants with stair and meter positions resolved.
On a 600 sq ft plot like 20x30, a rental house plan works only as studios for single working tenants. Forcing a 1 BHK into 300 sq ft gives you a room nobody wants.
Layout rules that keep tenants and owners happy
Most disputes in a rental house come from the plan, not the people. These are the rules we follow in every house plan for rental income.
- Common stair on the front or side, never through the owner's portion. A private owner stair is worth the extra 60 sq ft.
- Each unit gets a toilet with its own vent shaft. Shared ducts carry smell and sound.
- A kitchen of one unit should not sit under the bedroom of another.
- Separate tank compartments or outlets, so one tenant cannot empty the owner's supply.
- One covered two wheeler bay per unit, marked on the plan.
Stair position decides half of this. Read our note on where the staircase should sit in a house plan, then apply the rental filter: common stair at the street side, owner's stair inside the locked zone.
Yield: what the rent actually covers
Clients often assume rent will pay the full EMI. It rarely does. A 1 BHK of 450 to 500 sq ft rents for Rs 7,000 to 12,000 per month in a tier 2 city in 2026 and Rs 15,000 to 25,000 in a tier 1 suburb. Build cost for that unit is around Rs 11 to 15 lakh. That is a gross yield of roughly 3 to 4 percent per year.
- Count only the rental units, not the owner portion.
- Multiply monthly rent by 11, not 12, to allow one vacant month a year.
- Subtract property tax, common electricity and a 1 percent repair reserve.
- Divide by the construction cost of the rental units only.
Two 1 BHK units beat one 2 BHK almost everywhere. Two 1 BHKs on a 30x40 floor rent for Rs 18,000 to 22,000 together in Indore; one 2 BHK on the same floor rents for Rs 13,000 to 16,000. The 1 BHK rental units plan costs Rs 1.5 to 2 lakh more and pays that back in under two years.
Location moves yield more than layout. Near a college or IT park, tenants accept smaller rooms. In a quiet colony, a family 2 BHK with parking is safer. Ask a local broker what is lying vacant first.
Costs, extras and approvals
A rental house plan costs 8 to 12 percent more per sq ft than a single family house of the same area. The extras are repeated kitchens and toilets (Rs 1 to 1.7 lakh per unit), separate meters (Rs 8,000 to 15,000 each) and a wider stair. A lift adds Rs 7 to 12 lakh. Base rates for 2026 sit at Rs 1,700 to 2,100 per sq ft in tier 2 cities and Rs 2,200 to 2,800 in metros; see our pillar on construction cost per sq ft across Indian cities in 2026.
Put premium finishes in the owner's floor only. Tenant units get vitrified tiles, laminate kitchens and standard CP fittings. We have seen owners lay Italian marble in rental units and never recover a rupee of it.
Most municipal bylaws treat a house with more than two dwelling units differently. Parking requirements rise, the stair may need to be 1 metre wide, and some cities ask for a mixed use declaration. In many cities a stilt floor is excluded from FAR, which makes the stilt plus three format viable.
FROM THE STUDIO
Vastu guidance for rental houses is simple: keep the owner's master bedroom in the south west of the owner's portion and avoid a tenant kitchen directly below the owner's pooja space.

Frequently asked questions
What is the best rental house plan for a 30x40 plot?
A G+2 plan with two 1 BHK units on the ground floor, two more on the first floor, and the owner's 3 BHK on the second floor is the most common choice. It gives four rental units of 450 to 500 sq ft each, a private owner zone and a shared front stair, with a tier 2 city yield of 3.5 to 4 percent.
Is a two portion house plan better than owner on top and tenant below?
Two portions side by side suit wide plots of 40 ft or more and are easier to sell as separate halves later. Owner on top and tenant below suits narrow plots like 20x40 and 30x40, gives the owner a terrace and privacy, and fits more units. Pick by plot width first.
How much rent can a 1 BHK rental unit earn in 2026?
In tier 2 cities like Indore, Bhopal, Lucknow or Nagpur, a 450 to 500 sq ft 1 BHK earns Rs 7,000 to 12,000 per month. In Pune, Bangalore or Hyderabad suburbs it earns Rs 15,000 to 25,000. Being near a college, hospital or IT park pushes rent to the top of these ranges.
Do I need a separate approval for a rental house plan?
You apply for a normal residential building permit, but the plan must meet the rules for the number of dwelling units shown. That usually means more parking, a wider stair and sometimes a mixed use declaration. Check FAR and height limits with your municipal body before fixing the floors.
How much extra does a rental house plan cost to build?
Expect 8 to 12 percent more than a single family house of the same area. The extra goes into repeated kitchens and toilets, separate meters and a wider stair. A 30x40 G+2 rental house in a tier 2 city costs about Rs 48 to 65 lakh in 2026, depending on finish.
