Climate and orientation

Ringed by Aravalli hills, Ajmer is a shade cooler than Jaipur but still dry and dusty; stone jaalis, a central courtyard and a lake facing terrace are common requests. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Rocky Aravalli schist and quartzite with thin topsoil give good bearing, though hillside colonies need retaining walls and storm drainage for monsoon runoff. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Ajmer

Plans are sanctioned by Ajmer Development Authority (ADA) and Nagar Nigam. ADA approved schemes usually allow ground plus two floors with setbacks by plot size; the dargah heritage zone and Ana Sagar buffer carry extra restrictions. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
