Climate and orientation

Thar desert heat beyond 46 C with fierce sun and scant rain; massive stone walls, deep set windows, blue lime washes and shaded internal courts remain the smartest response. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Rocky Jodhpur sandstone and hard rhyolite close to the surface give superb bearing but make cutting for footings and underground tanks slow work. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Jodhpur

Plans are sanctioned by Jodhpur Development Authority (JoDA) and Nagar Nigam. JoDA approved schemes typically allow ground plus two floors with setbacks by plot size; the old blue city and fort viewshed carry heritage height controls. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
