Climate and orientation

Cultural capital with hot humid summers and a very wet monsoon that floods Kole wetlands. Elevated plinths, sloped roofs and good gutter design are essential. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Laterite on higher land around the Swaraj Round, with soft clayey Kole paddy soil on the lowlands requiring piling. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Thrissur

Plans are sanctioned by Thrissur Municipal Corporation (KMBR). KMBR rules usually allow G+1 or G+2 on standard plots with coverage and setbacks tied to plot area, and wetland conversion needs separate clearance. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
