One of India's hottest cities with 47 C peaks along the Chambal; roof insulation, west side jaalis and a shaded court matter, and the coaching hostel market wants compact airy rooms. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Kota stone limestone bedrock gives strong bearing almost everywhere, with black cotton soil pockets along the Chambal needing expansive soil precautions. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Kota

Plans are sanctioned by Urban Improvement Trust (UIT) Kota and Nagar Nigam. UIT and corporation plots typically permit ground plus two or three floors with setbacks by plot size; hostel use usually needs a separate commercial or mixed use approval. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
