Coastal Andhra heat with humid summers and a rainy north-east monsoon that brings cyclone risk. Elevated plinths, sloped drainage and salt-resistant finishes are wise. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Sandy alluvium from the Penna river with a high water table in the eastern wards, so raft slabs or deeper footings are common near the river and canals. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Nellore

NUDA generally sanctions up to G+2 on standard residential plots with setbacks based on plot size, and coastal regulation limits apply near the beach.
