Climate and orientation

Hot dry months give way to a humid monsoon spell, so cross ventilation and a shaded roof terrace pay off across the year. Winter fog lingers near the Yamuna and Hindon. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Deep river alluvium with a shallow water table along the Hindon side; raft or combined footings are common on authority plots, with anti termite treatment a standard line item. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Noida

Plans are sanctioned by New Okhla Industrial Development Authority (Noida Authority). Noida Authority plots generally permit ground plus three or four floors depending on plot area, with FAR and setbacks fixed in the authority's building regulations. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Expect roughly Rs 2,100 to Rs 3,300 per sq ft for an independent house, labour and material, excluding land. What gets built in Noida
