Climate and orientation

Coastal Tapi-delta humidity most of the year and a heavy monsoon that has flooded the city more than once. Raised plinths, good terrace drainage and salt-resistant finishes come first. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Soft alluvial clay and silt of the Tapi estuary with a high water table; raft foundations or short piles are common for anything above two storeys. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Surat

Plans are sanctioned by Surat Municipal Corporation (SMC) and SUDA. SMC plots follow the Gujarat Comprehensive GDCR with typical low-rise FSI in the 1.2 to 1.8 band by zone; flood-prone wards near the Tapi carry minimum plinth requirements. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
