Climate and orientation

Hot and dry through late spring, with the Vishwamitri river swelling in a strong monsoon. Deep porches and shaded west walls make summers livable while raised plinths handle the wet season. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Alluvial silt and sandy clay with pockets of expansive black soil in the eastern wards; isolated footings are usual but the Vishwamitri flood plain needs raised plinths and sometimes a raft. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Vadodara

Plans are sanctioned by Vadodara Municipal Corporation (VMC) and VUDA. VMC approvals follow the Gujarat Comprehensive GDCR, where low-rise residential plots typically get FSI in the 1.2 to 1.8 range by zone with margins increasing with height. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
