QUICK ANSWER
A 20x30 house plan sits on a 600 sq ft site and gives roughly 420 to 500 sq ft of footprint per floor after setbacks. On one floor that is a 1 BHK. Most owners build G+1 to get a proper 2 BHK with the living room and kitchen downstairs and two bedrooms upstairs. In 2026 a standard finish G+1 costs about Rs 16 to 24 lakh in a tier 2 city and more in Bangalore.
KEY TAKEAWAYS
- A 20x30 site is 600 sq ft; after setbacks the footprint is 420 to 500 sq ft per floor.
- One floor gives a 1 BHK; G+1 gives a comfortable 2 BHK with parking for a small car or two wheelers.
- Width is the limit. Twenty feet allows one room plus a passage, so rooms stack front to back.
- Bangalore 20x30 sites usually permit G+2 with a 3 feet front setback, but confirm with the sanctioned layout.
- 2026 cost for a G+1 with standard finishes is Rs 16 to 24 lakh in tier 2 cities, Rs 21 to 30 lakh in Bangalore.

What a 20x30 site actually gives you
A 20x30 house plan starts with 600 sq ft of land, but you never build on all of it. Most municipal bylaws take 3 feet at the front and 2 to 3 feet at the back on a site this small. What remains is a footprint of 420 to 500 sq ft, and that is your real ground floor.
On that footprint you can place a living room, a kitchen and one bedroom with attached toilet, but not a second bedroom without every room feeling like a cupboard. So a single floor 20x30 house design is a 1 BHK, and a G+1 is a 2 BHK. Accept that early and the rest of the planning gets easier.
FROM THE STUDIO
Check which way the 20 feet runs. A 20 feet frontage with 30 feet depth is the normal case. If the 30 feet is on the road, you get a wider, shallower house and a completely different plan.
Three ways to lay out a 20x30 house plan
Option 1: Ground floor only (1 BHK)
A single floor 20x30 house plan gives a 1 BHK of 420 to 500 sq ft. Living room at the front, kitchen behind it along one wall, bedroom at the back with an attached toilet. It suits a couple or a first stage build, and the footing should be designed for G+2 from day one.
Option 2: G+1 single family (2 BHK)
This is where most families on a 600 sq ft house plan end up. The ground floor keeps the living room, kitchen, a common toilet and a small car bay. The first floor adds two bedrooms and a balcony over the entrance. Total built-up lands at 850 to 1,000 sq ft, a comfortable 2 BHK for a family of four.
Option 3: 20x30 duplex house plan with a rental unit
On a G+2 sanction, a 20x30 duplex house plan keeps the owner's home across two floors and places a separate 1 BHK on top with its own staircase door. In Bangalore that top floor rents for Rs 8,000 to 14,000 a month in 2026. Check the FAR and height limit before you commit.
| Layout | Built-up (sq ft) | Bedrooms | Best for | 2026 civil cost (tier 2) |
|---|---|---|---|---|
| Ground floor only | 420 to 500 | 1 BHK | Couples, first stage build | Rs 8 to 12 lakh |
| G+1 single family | 850 to 1,000 | 2 BHK | Family of four, one vehicle | Rs 16 to 24 lakh |
| G+2 duplex plus rental | 1,300 to 1,500 | 2 BHK plus 1 BHK | Rental income, joint family | Rs 25 to 36 lakh |
If your plot is 10 feet longer, you gain a second room per floor and a different set of options, which we cover in our guide to 20x40 house plan layouts and ideas.
Room sizes that work on a 20 feet width
Twenty feet of width, less the walls, leaves about 18 feet 6 inches inside. That is not enough for two rooms side by side with a passage, so every 20x30 house design stacks rooms front to back. These are the sizes we use in our Indore studio.
- Living room: 10 x 12 feet to 11 x 13 feet at the front, main door on one side.
- Kitchen: 7 x 9 feet to 8 x 10 feet, with a window on the rear or side wall.
- Bedrooms: 10 x 11 feet to 11 x 12 feet. Under 10 feet wide, a double bed and a wardrobe will not both fit.
- Toilets: 4 x 7 feet minimum, 4 x 6 feet with a corner basin.
- Staircase: 3 feet wide, dog leg, about 7 x 10 feet including the landing.
The staircase decides whether the plan works. Keep it against a side wall, never in the middle, or the ground floor loses its only through light. Our post on where to place the staircase in a house plan shows the options with sketches.
Bangalore 20x30 sites: what the bylaws allow
The 20 by 30 house plan is a Bangalore staple, sold as a 20x30 site in almost every layout from Yelahanka to Electronic City. Rules change by zone and by whether the layout is BDA approved, BBMP approved or a revenue site, so treat these as the common case and confirm with your sanctioned layout.
- Setbacks: 3 feet front and 2 to 3 feet rear. Side setbacks are often waived under 1,000 sq ft.
- Floors and FAR: G+2 is usually permitted with a height cap around 11.5 m, and a FAR of 1.75 to 2.0 allows 1,050 to 1,200 sq ft of built-up.
- Parking: one car space is required on most sanctions, and a rainwater sump is compulsory.
Our urban planner reviews the FAR on every Bangalore file before the floor plan is drawn, because a plan at 500 sq ft footprint is useless if the sanction allows 440. Finished examples for this city are on our house design in Bangalore page.
What a 20x30 house costs to build in 2026
Small plots cost more per sq ft than large ones, because the stair, toilets and kitchen cost the same whether the house is 500 or 1,500 sq ft. In 2026 standard finish civil work runs Rs 1,800 to 2,400 per sq ft in tier 2 cities and Rs 2,200 to 3,000 per sq ft in Bangalore, Pune and Hyderabad.
| Item | Tier 2 city | Bangalore / metro |
|---|---|---|
| Civil structure and masonry (950 sq ft) | Rs 10 to 13 lakh | Rs 13 to 17 lakh |
| Plumbing, electrical, sanitary | Rs 2 to 3 lakh | Rs 2.5 to 4 lakh |
| Flooring, doors, windows, paint | Rs 3 to 5 lakh | Rs 4 to 6 lakh |
| Sanction, water, power connection | Rs 0.8 to 1.5 lakh | Rs 1.5 to 2.5 lakh |
| Total | Rs 16 to 24 lakh | Rs 21 to 30 lakh |
Run your own numbers in the construction cost calculator, then read how a 1,000 sq ft house cost breaks down in 2026, since a G+1 20x30 house lands at almost that area.
Vastu and orientation on a 20x30 site
Vastu guidance on a narrow site is mostly about which end gets which room. A 20x30 north facing house plan is the simplest case: entrance on the north wall, living room at the north end, kitchen in the south east, master bedroom at the south west rear. East facing sites follow the same logic. South and west facing sites keep the entrance in the right quarter of the front wall and the north east corner for a pooja shelf or window. Treat it as Vastu preference, not physics, and keep a window at the front and back of every floor as the first priority.
Mistakes we see on 20x30 house plans
- A central staircase that cuts the ground floor into two dark halves.
- A car bay drawn at 8 x 14 feet. Hatchbacks need 9 x 16 feet to open the doors.
- No overhead tank position. It goes above the stair headroom, and if that is not drawn the plumber decides for you.
The 15x40 plot has the same area with an even narrower front, and our guide to the 15x40 small plot house plan explains how planning changes at 15 feet. Both sizes lean on the same compact tricks, gathered in our small plot house design tips.

Frequently asked questions
How many bedrooms can a 20x30 house plan have?
One bedroom per floor is the realistic answer on a 20x30 site. A single floor gives a 1 BHK, G+1 gives a 2 BHK with living room and kitchen downstairs and two bedrooms upstairs, and G+2 allows a 3 BHK or a 2 BHK plus a rental 1 BHK. Two bedrooms on one floor leaves rooms under 9 feet wide.
What is the built-up area of a 20x30 G+1 house?
A G+1 house on a 20x30 site has a built-up area of about 850 to 1,000 sq ft. The ground floor footprint after setbacks is 420 to 500 sq ft, and the first floor can be slightly larger if the bylaws allow a projection over the front setback. The staircase takes 60 to 70 sq ft per floor.
How much does it cost to build a 20x30 house in 2026?
A G+1 20x30 house with standard finishes costs about Rs 16 to 24 lakh in tier 2 cities in 2026 and Rs 21 to 30 lakh in Bangalore, Pune or Hyderabad. A ground floor only 1 BHK is Rs 8 to 12 lakh. Premium finishes add 25 to 40 percent.
Can a 20x30 site have car parking?
Yes, for one small car, if you plan it from the start. A usable bay is 9 x 16 feet, which uses the 3 feet front setback plus about 13 feet of the ground floor along one side. This often means the ground floor holds only the living room, kitchen and a toilet, with all bedrooms above.
Is a 20x30 house plan good for Vastu?
A 20x30 site can follow most Vastu guidance if the orientation is decided before the plan is drawn. North and east facing sites are the easiest, with the entrance on the front wall, kitchen in the south east and master bedroom in the south west. Keep light and cross ventilation as the first priority.
